Not every leaking flat roof needs to be replaced. If the problem is limited to one area — a puncture, an open seam, failed flashing around a vent or a damaged drain connection — and the rest of the roof is sound, a flat roof repair starting at $495 is often the right call. Rubber (EPDM). A proven, flexible membrane. Rubber roof replacement is a good fit when budget is the priority; seams and penetrations need proper detailing to stay watertight.
Tar & gravel (built-up roofing). Common on older Boston buildings. When a tar and gravel roof fails, we usually remove it and install a modern membrane roof instead of rebuilding the old system.
New Flat Roof Installation
Every flat roof installation starts with the roof deck. We remove the old roofing down to the deck, replace any wet or damaged sections, install insulation and cover board where needed, and then the new membrane with flashings, edge metal and drains detailed for the building. The result is a new flat roof built as a complete system, not a new layer over old problems.
Flat Roof Restoration
If the membrane is aging but the roof deck and insulation are dry, restoration can extend the roof’s life at a lower cost than a full replacement: targeted membrane and seam repairs, new flashings, improved drainage, and in some cases a new membrane installed over the existing roof where the building and code allow it. We only recommend restoration when an inspection shows the roof is a good candidate.
